General House Rules

Tenant and Guest Behaviour: Tenants and their guests must not interfere with the reasonable peace, comfort and privacy of other tenants.


Maintenance of Rooms: Tenants must maintain their rooms in a way that does not interfere with the reasonable comfort of other tenants, and in a way that does not create a fire or health hazard. Tenants must not intentionally or recklessly damage or destroy any part of their rooms.


Common Areas: Common areas are areas shared by tenants. They may include the lounge room, bathroom, kitchen, hallway or yard. Tenants must make sure they and their guests leave common areas neat, clean and tidy. Cleaning is the joint responsibility of the tenants and an arrangement should be made between tenants as to who is responsible for different tasks.


Kitchen: All trash, crumbs, etc. will be cleaned up immediately after eating. All dishes, pots, pans, etc. will be washed, dried, and put away immediately, or placed into the dishwasher immediately after eating. Rotten food will be removed from the fridge. Trash will be taken out as required.

Guests: Tenants must make sure their guests are aware of, and follow, the house rules. Overnight guests are not allowed without prior approval from the property manager/owner.


Door Locks and Keys: Tenants must not tamper with, or change, a door lock on the property, or make copies of keys without permission.


Animals: Tenants must not keep an animal on the property without permission from the property manager/landlord.


Smoking: Smoking is not allowed in or around the property.


Alcohol: Excessive alcohol consumption is not allowed on premises.


Illegal Drugs: No illegal drug use is permitted on the property. This is grounds for immediate removal from the property.

 

Property Belongings: No items belonging to the property (e.g. furniture, electrical goods, kitchenware) are to be taken from the property.

 

Breakages: Individuals will be charged for the full cost to repair damage caused by them to the property. Damage that is not attributable to an individual will be billed to all tenants living at the property.

 

Quiet Hours: Will be from 9pm in the evening until 8 am in the morning. During quiet hours TVs, radios and stereos may be played at a level not to be heard outside of that room.

 

Parties: Tenants must not have parties.

 

Parking: If available, onsite parking is available for a fee. Please contact the property manager if you need onsite parking. Visitors can use the visitor parking bay.

 

Drainpipes/Toilets: To prevent pipe blockages, feminine hygiene products need to be thrown into the bin and not flushed down the toilet. Toilet paper needs to be flushed down the toilet. If the tenant causes a blockage, the tenant is responsible for the removal of any items and any cost associated with the removal and any damage. Tenants are responsible for supplying their own toilet paper.

 

Washing Machine: To prevent noise and vibration disturbances, tenants must use the washing machine between the hours of 7am and 7pm (last load) Monday to Friday, and between 9am and 8pm (last load) Saturday and Sunday. Remove washing from the washing machine as soon as it is finished to allow other tenants to access the facility.

 

Wheelie Bins: 

There are 2 types of wheelie bins:

Yellow top bin is for recycling which includes metal, plastic, paper, cardboard and glass. Plastic bags should not be put in the recycling bin.

General rubbish bin (grey, green or red lid) is used for general household rubbish such as kitchen scraps. All rubbish needs to be placed into a plastic bag before being placed into this bin.

 

Wheelie bin are put out on the curb side for collection on Monday evening, to be collected on Tuesday morning. This is performed by a designed person.

 

Bedding and Manchester: Tenants are responsible for supplying their own linen, blankets and pillows.
